Mô tả Công việc

1. Leasing Responsibility:

In order to make sure that units (for both Services Office and Conventional Office) are occupied and meet company target, tenants are happy and properties are safe, Leasing and Marketing Manager perform a variety tasks as following:

- Sending proposal

- Lead customer one or few times tour for properties viewing

- Offer sending and making leasing deal

- Close the deal

- Proceed contract signing and deposit procedure

- Proceed moving-in and construction procedure

- Checking the property weekly to make sure it is in safe and good condition

- Maintain the leasing, proceed the renew contract procedure

- Solve the leasing issues: early moving out, extend/reduce the premise…

- Provides the necessary resources and support, including immediate feedback

- Assigns and proofs all leasing paperwork

- Audits and adheres to lease file policy with consistency

- Prepares and submits reports by deadline

- Work with Accounts for checking the payment monthly

2. Marketing Responsibility:

Marketing manager responsibilities include tracking and analyzing the performance of advertising campaigns, managing the marketing budget and ensuring that all marketing material is in line with brand identity. In order to build and maintain a strong and consistent brand through a wide range of online and offline marketing channels, Leasing and Marketing Manager has tasks as following:

- Build marketing programs to support specific marketing objectives across different channels and segments in support of strategic marketing plan

- Develop business cases for marketing programs at the proposal stage and make recommendations on marketing tactics. Developing the marketing strategy for the company in line with company objectives.

- Propose and manage marketing research projects to generate customer insights in support of improved marketing strategy and communications

- Researches and analyses market trends, demographics, pricing schedules, competitor products, and other relevant information to form marketing strategies

- Approves and oversees the creative development of promotional: website content, advertisements, and other marketing-related projects. Oversee and approve marketing material, from website banners to hard copy brochures and case studies

- Communicates with various media buyers, advertising agencies, brokers, chambers, law firm, printers, and other services to help marketing projects come to fruition

- Identifying new customers

- Evaluating competitors

- Organizing company conferences, trade shows, and major events. Planning and implementing promotional campaigns (if any)

- Identifies problem vacancies and generates strategy with team

- Responsible for updating web sites

- Responsible for tracking and monitoring internet traffic results

- Co-coordinating marketing campaigns with sales activities..

3. Financial Responsibility

Prepare and monitor the marketing budget and target on a quarterly and annual basis and allocate funds properly:

- Developing a pricing strategy that maximizes profits and market share but considers customer satisfaction

- Understanding and developing budgets, including expenditures, research and development appropriations, return-on-investment and profit-loss projections

- Establishes marketing goals based on past performance and market forecasts

- Manage spending properly to maximize the profit

4. Staff Management:

- Responsibility in hire, training staff to meet the quality for M&L Dept

- Mentors leasing team members and on-going on-site training and sharing task

- Make sure the company policy is applied smoothly for the Dept and team members work in team work spirit and matching with other department

5. Customer Services Responsibility:

- Receive the feedback/complaint from tenant then work with other Dept to solve them properly

- Greet/ pay visit to tenant monthly in a friendly manner for relationship maintaining

- Create and maintain/proceed the BC Customer Services program

- Support the Operation team in the customer services activities for Building tenant

- Co-operate with other teams to supply tenant the best Leasing services.
