The incumbent will support the development process of the Industrial Real Estate business from inception to completion by leading the coordination with Leasing, Marketing, Asset & Property Management teams and the Management for
project design & specifications,
construction delivery, and
ensuring critical components are not missed and risks are identified throughout the project
Work closely with investment team in feasibility study including delivery timeline, cost estimate, concept planning, technical due diligence (geotechnical conditions, planning & building regulations, environmental restrictions and others) etc.
Manage and recommend the design and specifications with due consideration for local construction norms, compliance with local regulations / waivers, targeted end-users’ expectation and regional corporate standards & branding.
Execute the pre-qualification and bidding processes for the appointment of consultant(s) and contractor(s) including but not limited to Project Management, Construction Management, Architect, Engineer(s), QS(s), Civil Builder, Steel Builder, MEP Contractor, etc.
Review and coordinate with legal counsel for the agreements with consultant(s) and contractor(s) and the non-technical regulatory matters.
Project Implementation and Control
Manage the design, authority permit application and construction processes including Testing & Commissioning and Hand-over to Asset Management team for optimal Time-Cost-Quality value.
Lead the project team including office team, Consultants, Contractors, Suppliers and Master Developer.
Prepare and recommend the progress payment(s) for vendors to respective management; liaise with finance department to ensure timely payment.
Liaise with the in-house legal counsel and external consultant for contract administration and claim evaluation & negotiation with the respective vendors.
Recommend the cost and time implications for development changes and / or asset enhancement initiatives; allocate the addition / omission to the approved development budget (if activated).
Project Closing and Handover
Ensure the project’s physical completion and documentation fully comply with the laws and contracts for handover to Asset Management team.
Coordinate with the Asset Managment team for all Testing & Commissioning and trainings necessary for the handover.
Complile the handover documentation (hardcopy and softcopy) to be handed over to the Asset Management team in timely manner.
Track and report project status/progress including cost, schedule, quality and risks to management/ partners/ investors.
Assist Leasing team during pre-lease stage on construction-related technical matters.
Assist Asset Management team during fit-out / renovation works by the tenants on construction-related technical matters.
Ensure high-standard of documentation record from various stakeholders including consultants, authorities, contractors, etc.

- Kinh nghiệm: 03 năm làm vị trí kỹ sư phát triển/ Quản lý dự án của đơn vị Phát triển Bất động sản Công nghiệp HOẶC 03 năm làm vị trí quản lý dự án của đơn vị tư vấn hoặc nhà thầu và phụ trách trực tiếp các dự án công nghiệp
- Chứng chỉ Hành nghề cho công trình công nghiệp hạng II
- Ưu tiên ứng viên Tiếng Anh khá trở lên và chuyên môn về kỹ thuật
- Kỹ năng sắp xếp & lập kế hoạch, giải quyết vấn đề, giải quyết xung đột, kỹ năng thuyết trình & giao tiếp
