Lead planning, budgeting, scheduling, reporting and project management during the entire development, design and construction process.
Build and supervise a team of project managers and construction engineers, as size and scale dictate.
Deliver completed locations, on-time, on-budget to Dreamplex quality standards.
2. Planning & Design
Work with the Dreamplex member experience design and delivery team to develop and implement design and build standards consistent with our vision of delivering a unique workplace experience.
Develop a short list of architects, designers and contractors (“Project Consultants”) that can be exposed to our design and build standards who have the expertise to deliver various project types.
From our short list of Project Consultants, select the best vendors (e.g., architect, designer, or contractor) for each project aligning their strengths to the project at hand, then manage the delivery process with the chosen team with an emphasis on quality, value engineering, cost reduction, on time delivery and maximizing ROI.
Review and sign-off on the documents at each phase of the design and build process and expedite all required internal approvals.
3. Project Management & Delivery
Define and clarify the design and build scope, devise the project plan and schedule, and develop the policies and procedures to support the completion of the new Dreamplex.
Organize the project team, identify Dreamplex roles and as well as services to be provided by our Project Consultants.
Set the project team direction and goals and coordinate the activities between the Dreamplex team and the outside Project Consultanstacross different organizational functions.
Define the design and build baseline, check the project progress toward meeting the baseline, and if deviating from the plan, determine the cause and take corrective action to address the deviations.
Prior to opening, coordinate with the Experience Delivery, IT and Dreambuilder Care (HR) teams to incorporate the operational implementation of a new site into the overall project plan alongside the design and construction management phase.
4. Quality Assurance
Devise procedures to inspect, report and resolve quality issues in a timely manner.
Facilitate proactive solutions by collecting and analyzing quality data from current and past Dreamplex construction projects.
Supervise, train and guide staff in identifying and rectifying problems.
Create and continually review current standards and policies and improve the Dreamplex design guidelines to support better quality and more efficient design and construction.
Keep records of quality reports, statistical reviews and relevant documentation to be used to identify new quality standards and specifications on future projects.
Communicate our quality assurance, design and build standards to our outside Professional Consultants.
5. Contract Administration
Oversee the administration of all design, development and construction contracts.
Develop and maintain executed consultant and subcontractor contracts, purchase orders, and change orders
Develop change orders and purchase orders for contracts and insure proper approval and documentation.
Responsible for the maintenance of the plans, documents, schedules, contract and budget filing system.
Coordinate with Finance, Accounting and Legal departments regarding contract, indemnity and insurance requirements and revisions. Responsible for the collection and enforcement of consultant and subcontractor insurance compliance documentation.
Track and maintain key contract performance dates, obligations and notices.
Support and implement company construction policies and safety procedures.
6. Budgets and Schedules
Responsible for assembling detailed development budgets, schedules and all supporting data in accordance with company procedures (which you will develop).
Responsible for soliciting, documenting and qualifying bids.
Responsible for and authority to negotiate and formally contract all site development and relating consulting work consistent with best management practices (which you will develop).
Responsible for establishing, evaluating and maintaining development cost estimates.
Generate, maintain and update project schedules (in a software or scheduling software that you will implement).
Prepare and review monthly management reports and cost summaries.
Develop and maintain a development cash flow.
Review and approve construction invoices.
Monitor invoice and payment issues, problems and back charges.

Qualifications, Skills & Experience:
10-15+ years experience working in project management with an emphasis on commercial projects.
Ability to not only recognize problems, but devise options and propose solutions that can keep projects from going off the rails.
Financial analysis skills, proficiency with large scale budgeting and complex scheduling, and effective negotiating skills.
Proven success and passion for building and sustaining strong relationships with team members, partners, consultants, and the Dreamplex community.
Effective communication skills, both written and oral. You should have fluency in both English and Vietnamese.
