  • Conduct market research and provide regular updates on market supply, demand, pricing, competition and market positioning.
  • Identify market segments and prospects, propose and implement lease strategy and policies to maximize rental and occupancy of properties within the Company’s portfolio.
  • Maintain and widen network of Chambers, Trade Associations, Trade Promotion Bureaus/Agencies, Partners to explore new potential customers or new leasing enquiries.
  • Maintain good relationship with the Authorities and other Industrial Parks.
  • Secure new tenancies, conduct viewings and negotiations, prepare draft lease documents (RA, LA).
  • Compile and prepare occupancy, rental and other lease management statistics and reports.
  • Plan for timely lease renewals with existing tenants.
  • Prepare rental budget and forecast.
  • Supervise lease administration information input on Yardi, ensure proper maintenance of tenants’ database in lease management system.
  • Training, assign tasks, supervise and assess team members’ performance.


  • Plan and deploy marketing activities, investment promotions to implement the Company's strategy.
  • Responsible for completing effectively marketing activities and investment promotions to meet the company’s business goals.
  • Conducting marketing, communications, advertising, investment promotion activities, organizing seminars to marketing BKIM’s products and services to investors.
  • Managing brand building including brand identity, advertising and communication, event organization, corporate social responsibility, planning and implementing Digital Marketing.
  • Manage and organize leasing & marketing team.
  • Manage, control and spend expenses effectively.


  • Provide tenants consultation or introduce third party vendors to provide on initial business setup & registration, business matching, market survey and some other operation aspects.
  • Build a comprehensive goods and services provider system for customers in BKIM (one stop service), including but not limited to services such as logistics, labor, accounting – taxation, legislation, security, hygiene, etc., to increase the competitiveness in terms of services and utilities in BKIM.
  • Supervise the supply process of goods and services and carry out quality assessment of providers on an annual basis to filter and select trusted and reliable ones.
  • Regularly update information and keep documentation of workshop tenants, including but not limited to lease contracts, operating licenses, representatives, occupations, numbers of employees, etc.
  • Set up rules, create the customer handbook, and monitor customer compliance.
  • Establish procedures and standards for customer service, and regulations on collaboration with the Investor, contractors and providers on handling customer requests.
  • Receive customer requests and complaints, coordinate contractors and service providers, and work with the Investor to handle requests and complaints in accordance with procedures and standards.
  • Check and ask customers to comply with the rules of the Industrial Park, the customer handbook and related guidance.
  • Make periodic visits to customers. Accept customer feedback to improve the service.
  • Establish plans and criteria for the measurement of customer satisfaction annually and carry out the plan. Find out and investigate causes of negative feedback from customers and propose improvement solutions.
  • Work with the Investor in receiving new customers and handing over the workshop.
  • Notify rent, service charges for electricity, clean water and wastewater treatment, and other expenses incurred by Existing Customers monthly. Propose to the Investor appropriate remedial measures to ensure these receivables.
  • Be the representative and establish the relationship with local authority.
  • Make monthly report on customer management activities.
  • Input, maintain and manage Yardi records and documentation.
  • Work closely with development and property management team.
  • Work closely with finance team to manage arears and execute arrears recovery of rental.
  • Any other duties as assigned.

Yêu Cầu Công Việc

  • Degree in Estate Management, Business (Marketing) or its equivalent.
  • Minimum 5 years' experience in leasing and marketing of real estate or 3PLs logistics company.
  • Candidates who have experience in leasing and marketing of Business Park, industrial and office spaces will be preferred.
  • Team player who possesses good communication, negotiation and interpersonal skills.
  • Fluency in English (speak and write), can speak Japanese / Korean / Chinese is an advantage
